The tank doesn't show up on the inspection report.

Thousands of homes across South Jersey heated with oil before converting to gas. When they converted, the cheap move was to cut the supply lines, cap them, and leave the tank in the ground. Nothing about that is visible from the street, and a standard home inspection isn't looking for it.

If that tank leaked, the contamination belongs to whoever owns the property when it's discovered. Not the seller. Not the previous owner. You.

A sweep during your inspection window costs a few hundred dollars and takes about an hour. Finding out afterward costs whatever the cleanup costs.

    Roughly an hour on site. Full electromagnetic sweep of the yard and perimeter, magnetic confirmation of anything we flag, and an exterior check for fill pipes, vent pipes and ground disturbance. Want the interior checked for cut or capped supply lines too? We'll do that — but it's optional, and you don't need to be there either way.

    Report, same or next business day

    A written PDF with photographs and a clear finding — tank detected, or no anomaly found. Formatted so your realtor, attorney and lender can drop it straight into the file. Speed is standard here, not a premium tier.

If we find a tank, you still have options.

A tank is not a dead deal. It's a negotiating position — and it's a far better one before closing than after.

Our report documents the location and what we observed, which is what your attorney needs to ask for a credit, a price reduction, or removal as a condition of sale.

We don't remove tanks, and we don't refer removal contractors in our reports. That's deliberate. It means nothing we find creates work for us or for anyone paying us, and our report reads as a finding rather than a sales document. Your attorney or agent picks the removal contractor — we have no stake in who that is.

Questions we get

How long does a sweep take?

About an hour for a typical residential lot. Your flat rate covers any lot one acre or under — no tiers, no add-ons. Over an acre there's simply more ground to sweep, so those are priced by lot size; send the address and we'll quote it the same day.

Do I need to be home, or let you inside?

Neither is required. You can book a yard-only sweep and we'll carry it out from the exterior; the report states plainly that the interior was not inspected. That's a perfectly normal way to book and plenty of clients do it.

That said, we recommend interior access for the most accurate result. Cut and capped supply lines in a basement are often the clearest evidence there ever was a tank, and without that view we're working from the outside only. Your call either way — just tell us in the booking notes which you want.

If we arrive expecting interior access and can't get in, there's a half fee — same as a late cancellation. Booking yard-only up front avoids that entirely.

How fast can you get out here?

In Atlantic, Cape May, Ocean and Monmouth counties, same-day and next-day appointments are routine. Further out we're usually a few days, simply because of the drive. Either way the report follows same or next business day, and we don't charge extra for speed — it's the product, not an upgrade.

Does winter affect the sweep?

It can. Frozen or deeply snow-covered ground makes some readings harder to interpret, and heavy fill or saturated soil can do the same. It doesn't stop us working, but if conditions limit what we can determine on your property, that goes in the report rather than getting papered over.

What if the yard is paved or under concrete?

Electromagnetic and magnetic locating can't read reliably through reinforced concrete. Tell us before you book and we'll be straight with you about what we can and can't determine on that property.

Can you guarantee there's no tank?

No honest company can. We report what our instruments detect and what our inspection finds, and we document the areas we swept and any we couldn't reach. If something reads as an anomaly but isn't conclusive, we say so rather than guessing in either direction.

Do you remove tanks?

No — and we don't refer removal contractors either. Removal and closure is NJDEP-regulated work. Keeping ourselves entirely out of it means we have no financial reason to find a tank that isn't there, and no reason to send you to anyone in particular.

Are you insured?

Yes — errors & omissions coverage through OREP, the home inspector programme. Agents and attorneys ask this first, so if you need the certificate for a file, just ask.

Who is the report for?

You. If a third party — a lender, a buyer on the other side of the deal, a title company — needs to rely on it, that requires a signed reliance agreement first. Ask and we'll send one.
